Investment Criteria

LandBank Properties, LLC (LandBank) looks for specific opportunities where we can:

  • provide our sellers with the best value for their impaired properties;
  • mitigate environmental risks and liabilities through innovative risk management programs;
  • create value by repositioning the property.

We look for opportunities that meet the following criteria:

Investment Size
LandBank’s typical investment is $5 to $50 million. We prefer an equity investment in all of our real estate transactions.

Deal Structures
LandBank carefully evaluates each transaction to create a deal structure beneficial to both the buyer and seller. This includes joint ventures, teaming arrangements with national and local partners, sale-leasebacks, structured investments, and all cash purchases. Our deals can be structured to limit or completely transfer a seller’s exposure to environmental liabilities, providing them with the flexibility to monetize non-producing assets so they can focus on their core business and pursue other strategic opportunities.

Property Types
Industrial/Manufacturing
Light to heavy industrial and manufacturing sites, including vacant properties, long-term single tenant leases, and multi-tenant properties.  Operating sites are also considered.

Residential
Urban infill and waterfront properties requiring remediation and
re-entitlement to develop mixed use and residential projects. Large acreages for master-planned communities as well as smaller parcels lending themselves to high-density development are preferred.

Retail/Commercial
Neighborhood and community shopping centers and commercial areas, including sites with dry cleaners or gas stations.

Land
Vacant land or land that requires demolition of obsolete improvements. 

Target Locations

  • Gulf Coast region, including Florida
  • Northeastern U.S.
  • California

Other locations with strong real estate fundamentals considered on a case by case basis.

Environmental
LandBank’s expertise extends to complex environmental sites
involving industrial contaminants that affect soils, groundwater, and existing structures.

LandBank leverages technical and construction services related to civil design and construction, earthwork, and environmental remediation from its sister company, Shaw Environmental & Infrastructure, Inc. (Shaw E & I) and can fund these services into investments.
